Delta Engineers, Architects & Land Surveyors was contacted by Wachs Oneida Development to provide a 2012 Standard ALTA/ACSM Land Title Survey of the Price Chopper Plaza located on New York State Route #5, Main Street and Broad Street, encompassing 5.206+/- acres of land in the City of Oneida, Madison Co.
An ALTA/ACSM survey is a complex boundary survey with especially stringent requirements as developed by a joint effort of the American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM). This particular ALTA survey included stakeout of all boundary corners, zoning classification, building setback requirements, height and floor space area restrictions, exterior dimensions & square footage of all buildings, all parking striping, location of all utilities, names of adjoining owners, distance to nearest street intersection, proposed changes in street right of way widths and other items as outlined in Table A, “Optimal Survey Responsibilities and Specifications” of the ALTA/ACSM standards.
Work on this project also included performing all necessary deed/mapping research at the Oneida County Clerk’s Office and preparation of proposed surveyor’s legal description.
Delta also prepared a High Definition Laser Scan ‘fly-through’ video of the site area in high definition based on the point cloud produced with our HD Laser Scanner, which provides high quality 3-dimensional seamless pictures of an image at a rate of over 50,000 points per second and scans and logs all points to form a complete image. Each point on the scan is then imported into proprietary software for 2D or 3D modeling and rendering in AutoCAD and/or a fly-through video.
