The Broome County Department of Public Works (BCDPW) retained Delta develop the design for a new automatic sprinkler system for the Willow Point Nursing Home in order to maintain fire protection code compliance. New Federal Government mandates for Long Term Care Facilities require installation of code compliant systems by August 2013. This project progressed on a fast track timeline in order to meet the required deadline. Delta provided architectural, fire protection (sprinkler) design, fire alarm design, electrical, environmental, cost estimating, and construction administration services.
The primary challenge on this project was phasing the construction efficiently while accommodating the needs of the Willow Point residents. Delta coordinated closely with the BCDPW and the Willow Point facility staff to develop a detailed phasing plan consisting of eight phases structured around a “bottom up” approach.
Several factors added to the complexity of the project planning and execution: the asymmetrical facility layout, the need to award and coordinate three separate prime construction contracts, and the unusually tight schedule deadline. Delta’s seamless coordination of interdisciplinary in-house design resources, efficient bidding and award processes, and close oversight of construction activity at the project site were primary contributors to the successful completion of this project before the August 13, 2013 deadline.
